Our criteria follows required governmental regulations. These regulations may include guidelines from HUD, HCD, TCAC and City of Santa Monica.

Our entire team strives to conduct ourselves honestly, ethically, and in accordance with Fair Housing principles.

How to Apply for Housing

We encourage households interested in our housing to join our Housing Opportunity List. The Housing Opportunity List is a database that holds each applicant’s household information, including the number of people and income level. We keep this information on file to match a household to an apartment that meets their needs.

If you are interested in our housing, please click here to find out when we open The Housing Opportunity List for households to join.  Please note that we usually receive well over 3,000 households requesting housing each year. We usually have about 80 to 120 vacancies per year.

Q: I am looking for affordable rental housing and heard about Community Corporation of Santa Monica (Community Corp.)  How do I apply for an apartment?

A: The first step is to join Community Corp.’s Housing Opportunity List (formerly known as the “Marketing List”).  Please follow these steps to join Community Corp.’s Housing Opportunity List:

Community Corp. is dedicated to providing exceptional housing opportunities. Our “Tenant Selection Criteria” guides selection and occupancy, and follows required governmental regulations. These regulations may include guidelines from HUD, HCD, TCAC and City of Santa Monica.

Community Corp. complies with Section 504 of the Rehabilitation Act of 1973, the Fair Housing Act, Title VI of the Civil Rights Act of 1964, the California Fair Employment and Housing Act and the Unruh Civil Rights Act.

  • Section 504 of the Rehabilitation Act prohibits discrimination on the basis of disability.
  • The Fair Housing Act prohibits discrimination in housing relation transactions based on race, color, religion, sex, national origin, marital status, disability, and familial status.
  • Title VI of the Civil Rights Act of 1964 prohibits discrimination on the basis of race, color or national origin.
  • The California Fair Employment and Housing Act and the Unruh Civil Rights Act prohibit discrimination on the basis of race, color, religion, sex, national origin, ancestry, familial status, disability, age, marital status, sexual orientation, source of income or any arbitrary basis.

If you are currently on our Housing Opportunity List and you would like to change the information we have in our database, please print out the Declaration of Household Change and return it to our office. Maintaining current and accurate information in our records about your household will allow us to invite you to apartments for which you might be qualified. An adult household member must complete this form. Please type or print legibly in ink. Do not leave any sections blank. ONLY COMPLETE THIS FORM IF YOU ARE ALREADY ON THE YEAR’S HOUSING OPPORTUNITY LIST AND NEED TO REPORT CHANGES REGARDING YOUR HOUSEHOLD.
