Community Corporation of Santa Monica is a locally based, non-profit organization committed to developing and managing affordable housing in the Los Angeles metropolitan area. A key mission of the organization is to provide housing to lower wage working families.
The corporation is directed by a 21-member board that is socioeconomically and ethnically diverse, comprising of housing and finance experts, tenants and other low-income representatives, and professionals with relevant skills of benefit to CCSM.
Private and public funds are used to develop, build and manage affordable housing in newly constructed complexes and in rehabilitated older buildings.
Our residential structures range in size from a fourplex to a 62-unit building, and the units from studios to four-bedrooms. These buildings are held in trust as a community resource, not for profit but for public benefit, and site-managed by employees hired from the resident pool.
CCSM's main asset is the people who make up the board of directors, the staff, and the residents. We pride ourselves in creating and promoting a diverse community where members are respectful of and celebrate our many ethnic cultures, age groups, and family compositions.

Sustainability in Our Affordable Housing
CCSM develops affordable housing in order to help retain long-time residents in their homes and neighborhoods as well as to provide residential options to low-income workers near their jobs. By using land efficiently and promoting appropriate density, we demonstrate how our residents and neighbors can enjoy a high quality of life while living sustainably in or next to well-designed buildings in transit-rich areas. As important as new construction, we purchase and rehabilitate rental apartment buildings that would otherwise be removed due to market forces. In the rehabilitation, we extend the building useful life by another 40-50 years and substitute obsolete systems with green materials and technology.
Access to Our Affordable Housing
Every January, CCSM invites households interested in our housing to complete a questionnaire (marketing list). When vacancies come up that match a household's size and income level, CCSM will notify the household to apply for the housing. In the event when there are too many households meeting the vacant unit's household size and income criteria, we will randomly invite a number of these households to apply.
Our sustainable building practice includes a range of design, materials and technology, like:
•Water conservation through xeriscape and permeable paving
•Energy conservation through thermal solar hot water heating,
dual-glazed low-emissivity windows, high R-rated wall and
roof insulation, Energy Star appliances, hydronic space
heating, and energy efficient lighting
•Environmentally-friendly materials like natural linoleum,
recycled carpets, non-off-gassing cabinets, no and low VOC
paints, and engineered lumber
•Energy production through solar photovoltaic panels
•Design that works with the sun and prevailing winds
•Earth-friendly cleaning supplies and methods as well as
vigilant recycling
•Tenant involvement and engagement in all our sustainable
activities
•On-going audit of our standard practice against best practices
During the last months of each year, there may be units, usually small, available for which we have no appropriate marketing list applicants. In those cases, these units will be available to the general public.
If you are interested in our housing, please contact us in early January regarding the marketing list. Please note that we usually receive well over 3,000 households requesting housing each year. We usually have about 100-150 vacancies. If you need affordable housing, please make sure you seek as many alternatives as possible.
